There are numerous reasons why a structural defect may have occurred, but the most important aspect is to ensure that the cause(s) of the defect is professionally diagnosed by a Chartered Engineer to ensure that the most appropriate remedial action is undertaken.
Whether your property, or a property you are looking to purchase is suffering from subsidence, up to roof spread, (including everything in-between) or you would merely like an inspection for peace of mind on the structural stability of the property, our Chartered Engineers will be able to assist with undertaking an inspection and prepare a structural report on their findings.
The structural inspections are based on a systematic, detailed and non-intrusive, visual inspection of the property. However, it is sometimes necessary to carry out further intrusive investigation for more complex defects, like subsidence related movement, which we would advise on the best way to proceed within our structural report. We can also then facilitate any further intrusive investigations, as required.
Structural Survey Overview
Structural Engineer's Report
We can either focus on a specific structural defect or area of concern at a property, which may have been identified by a mortgage provider, a general building surveyor, or within a Home Buyers Survey. Alternatively, we can carry out a general structural survey on the main structural elements of the property for signs of movement or defects.
Our reports will identify the probable cause(s) of movement, cracks, or other structural defects. The report will conclude if any areas are of structural concern and then provide recommendations in a straightforward and clear manner.
We offer two main types of structural surveys and reports:

Specific Structural Survey and Report
The specific structural defect report is recommended when a isolated area of concern has been identified, such as a crack in a wall or ceiling, a sagging floor or roof, or a bowing wall. This report is commonly required following a Home Buyers Survey or similar where a Structural Engineer's report has been recommended.

General Structural Survey and Report
The general structural report is recommended when there are signs of movement, defects or cracks in multiple areas of the property. This report is also valuable when looking for specialist structural advice for peace of mind on the main loadbearing structural elements of a property.
